Buying an investment property is an exciting time. It can also, however, be very frustrating and stressful. Our aim is to provide you with quality service to ensure this process is as efficient and effective as possible.
The process can be broken down into stages:
Clarity - this involves establishing your budget and cash flow requirements. In some cases, investors will only be concerned with capital growth and, in others, cash flow will also be an important component.
Find - We review the entire marketplace weekly for properties that are of investment grade, using our rating system. Suitable properties are inspected and, if they make the investment grade, are re-inspected by another advocate before a formal investment recommendation is put forward.
Assess - Using our unique Property Ratings and Control Price processes.
Negotiate - Once a suitable property has been chosen from the marketplace, we then establish an acquisition strategy and perform formal due diligence.
The service is end-to-end for our initial discussion until settlement and beyond. We will recommend property managers, other relevant professionals and will be contactable for any potential issues that may arise after the property has been purchased.
We want to work with our clients for as long as they choose to invest in property and this will be reflected in every level of our service.
James Investments was established with the sole focus of buying quality investment property and is separate from our prestige home buying division that buys homes in the $1 million to $5 million range in Inner Melbourne. We are not vendor advocates, financial planners, mortgage brokers, property managers or developers. We do not receive any commissions from selling agents or sellers. We are 100 per cent committed to finding the best investment properties in the marketplace and we have a unique and patented Ratings System to do that. We work directly and exclusively for our clients.
Our unique point of difference is simple: we have a buying team made up of Licensed real estate agents, Qualified Property Valuers and Registered Architects.
We have access to more information than any other Melbourne advocacy firm simply because we collect our own. We are the market leader and we provide the most comprehensive property buying service.
James clients receive the benefit of being within our network of property-related professionals. We can refer finance brokers, property accountants, quantity surveyors (Tax Depreciation), property managers, financial planners, building inspectors, pest inspectors, solicitors and conveyancers. During the purchasing process, we will even coordinate and liaise with whomever required to make this process as stress-free and effortless as possible.
