Buying the number of homes we do, we soon to get to know the good agents from the not
so good ones. And good agents do make a difference, especially in this market.
For some time now we have offered a service where we provide advice as to how best to sell a home including which agent, and we continue to do so at no charge to you. The catch - our favourite charities, Hanover for the Homeless and the Brotherhood of St Laurence, benefit by the agent donating part of their selling fee to Homeless Intervention Program.
We receive no benefit in cash or kind from you or the agent. There is no extra cost to you – it’s free! The beneficiaries are you – you get the right agent – the right agent gets a job that might not have got and Hanover and The Brotherhood get much needed funds to help prevent children and adults becoming homeless.

A few starter tips:
Agent Incentives, also known as kickers, rarely work in increasing your price – often all they do is cost you more commission if a bigger price comes in and more importantly they set a mental and emotional benchmark for success for the agent which maybe a bar too low or too high as the campaign unfolds.
What maximises your price is the following
- Picking the Right Agent and IN WRITING insisting he/she attends all weekend opens or else commission is reduced – eg make sure he or she is not going on holiday, or attending other auctions. Make sure he sells similar houses in the area so he knows value and has other buyers on his books.
- Presentation – declutter, remove furniture if needs be (less is more), no mould in bathrooms, paint touch ups. No major work. Bright plants in the garden (a few) and green turf. Fresh flowers and music. These rules are important
- Market correctly – nice photos, floorplan, Melbourne Weekly etc – not overboard in cost, just classy.
- Timing – selling when there are a lot of “competitors” can hurt as buyers drop out at the last minute – tell the agent you want to sell at a reduced competition time. Middle of winter can be a good time, when there is often less property on the market.
- Price and Your Mental Strength – you need to be firm at about 5 to 10% above market price with flexibility to move when the market is speaking. No need to “lower your price” until there is evidence (can discuss what true evidence is) to show that you need to do so. In many cases even in a shifting market there is no need to drop your price at all.
